Following an Adjective modifier it becomes like "one" in English

い-Adjective + の　= あかいの = the red one

くろいペンは田中さんのです。あかいのは、わたしのです。

But, な Adjective + の must retain the な because the の is now a Nound so must be preceded by な.

きれいなのは　= the pretty one

しずかなのは = the quiet one

りっぱなのは = the splendid one

ゆうめいなのは = the famous one　

Noun + Noun = use の to connect as usual.

スミスさんのかばんは、、、

でもアリスさんのは、、、

The 「の」 particle in this usage essentially replaces the noun and takes over the role as a noun itself. We can essentially treat adjectives and verbs just like nouns by adding the 「の」 particle to it. The particle then becomes a generic noun, which we can treat just like a regular noun.
